Cleaned and serviced furnace. Tested flame sensor, pressure switches, hsi, fan motor amperage and capacitor, inducer motor amperage, and gas valve voltage. Cleaned exhaust pipe and drains. Furnace filter was just changed and in clean condition. Everything was in adequate working condition. Customer renewed maintenance program. Will have 2 visits for 2024 season.

Steam boiler maintenance. Service steam boiler for peak performance.
Leaking water heater. Replaced 40 gallon Bradford White gas water heater. Test for safe operation and haul away the old water heater.
Cleaned and serviced condensing unit. Tested capacitor, contactor,fan motor amperage and compressor amperage. Everything tested in accurate working condition. The r410 refrigerant levels were accurate as well.

Furnace repair. No heat call. Found gas valve to be bad. Recommend replacement. Replaced gas valve, adjusted gas pressure and tested heat rise. 40-70. 60 degrees.
Furnace repair. No heat call. Found furnace fan in the ON position. Turned to AUTO position and lowered fan speed for heat to med-lo resulting in a 52 degrees split. 35-65 range. Signed customer up for a service agreement. This is the first visit on this plan.

Air conditioning repair. Customer stated that the first floor air conditioner is not working. Found electrical fault, repaired under warranty. Signed up for annual HVAC maintenance plan.
Clean and checked three air-conditioning systems. Renewed customer annual HVAC service agreement for three systems.
Well water service. Supplied and delivered two boxes hydrogen peroxide H2O2. Hydrogen Peroxide chemical makeup provides advantages over chlorine as a well water disinfectant. Hydrogen peroxide is best for removing the sulfur, bacteria and iron odors. In the case of well water treatment, there is often bacteria that cannot be eliminated by chlorine. One major advantage that H2O2 has over chlorine is that it does not form Disinfection By-Products (DBP’s) like trihalomethanes (THM) which are known carcinogens. Whenever chlorine is used, you must follow it with the correct amount of granular activated carbon (GAC) to remove the DBP’s effectively. Hydrogen Peroxide, on the other hand, does not seem to produce such DBP’s.
