Furnace repair. No heat call. Found gas valve to be bad. Recommend replacement. Replaced gas valve, adjusted gas pressure and tested heat rise. 40-70. 60 degrees.
Furnace repair. No heat call. Found furnace fan in the ON position. Turned to AUTO position and lowered fan speed for heat to med-lo resulting in a 52 degrees split. 35-65 range. Signed customer up for a service agreement. This is the first visit on this plan.
Install 40 gallon Bradford White electric water heater. Tested operation and removed old water heater. Cleaned up work area.
Boiler repair. Leaky manifold gasket on boiler, replaced gasket.
Furnace repair. No heat call. This is the second visit on this plan. Performed clean and check on furnace. Thermostat battery connections corroded. Cleaned connections.

SWIMMING POOL HEATER. ESTIMATE TO INSTALL NEW GAS LINE FOR POOL HEATER.
Air conditioning repair. Customer stated that the first floor air conditioner is not working. Found electrical fault, repaired under warranty. Signed up for annual HVAC maintenance plan.
Clean and checked three air-conditioning systems. Renewed customer annual HVAC service agreement for three systems.
Well water service. Supplied and delivered two boxes hydrogen peroxide H2O2. Hydrogen Peroxide chemical makeup provides advantages over chlorine as a well water disinfectant. Hydrogen peroxide is best for removing the sulfur, bacteria and iron odors. In the case of well water treatment, there is often bacteria that cannot be eliminated by chlorine. One major advantage that H2O2 has over chlorine is that it does not form Disinfection By-Products (DBP’s) like trihalomethanes (THM) which are known carcinogens. Whenever chlorine is used, you must follow it with the correct amount of granular activated carbon (GAC) to remove the DBP’s effectively. Hydrogen Peroxide, on the other hand, does not seem to produce such DBP’s.
Air conditioning maintenance for two HVAC units.
Air conditioning repair. No A/C , service and clean unit, replaced main capacitor.
Sump pump service. Replaced faulty ejector pump with budget sump pump.
Bathroom and kitchen plumbing repair. Install customer supplied kitchen faucet. Remove toilet and install customer supplied bidet toilet in master bathroom.
Water heater repair. Found bottom element in 40 gallon heater bad. Customer would also like several customer supplied faucets replaced.
Water heater repair. Leaky water heater under manufacture warranty. Replaced water heater. Tested operation, cleaned up and removed old water heater.
Boiler repair. Boiler unit for heat and domestic water had a bad circulation pump. Replaced both circulating pumps and temperature and pressure relief valve. Tested.
Sump pump service. They just moved in and there is no sump pump in the basement, Install sump pump.
Frozen water pipe. Remove meter, pressure test house found 1 split pipe, and 4 dead end pipes in location that could freeze made repairs. Retested, water pipe held pressure, turned water back on. House has very low pressure, called city to confirm open b box they said it was privately owned well by Lakewood shores community but nobody knows the name or number. Filled house with water no leaks found at time of inspection
