Thoroughly tested toilet and shower in basement, there appears to not be a blockage and the ejector pump was working normally. Price pfister lav faucet was dripping continuously, changed cartridges.

Cut open wall behind laundry/lav and didn’t find leak. Bathroom was done as an addition and built up on wood on top of slab. Cut another hole to look under floor, seems like water is coming from the shower drain. Can come up with an estimate to fix the problem. Tenant is watching water meter to make sure it’s not coming from a water line.

Air conditioner repair. Fan was running with thermostat not calling for cooling. The customers contactor was stuck on. Unit was also froze up. Thawed the unit and put replacement contactor in to find that the compressor has locked up. Tried putting a hard start kit on unit and it still would not turn over. Did not leave hard start kit in unit and did not leave new contactor in unit due to customer knowing it is time to replace the condenser. Customer is considering replacing HVAC system in the spring.

No, ac. Upon arrival unit was short cycling but head pressure was extremely high and was hitting the high limit switch and turning off the compressor, meaning a restriction in the line. Reclaimed the r410a refrigerant, opened up the lineset, removed the old piston and replaced with new 065piston. Ran new vacuum and recharged system. System is running at accurate efficiency range and staying on continuously as it should. Pressures are at accurate efficiency levels for R410a refrigerant.

Air conditioning maintenance. Cleaned and serviced condensing unit. Upon arrival, customers thermostat was not sending the cooling signal to the control board. Replaced thermostat with a T4. Then customers condensing unit would not turn on. Tested capacitor, contactor, fan motor amperage and compressor amperage. Capacitor was completely empty. Replaced capacitor with 45/5. Contactor was in accurate working condition along with fan motor amperage and compressor amperage. Checked R 22 refrigerant levels and they were in accurate efficiency range. Customer renewed annual maintenance agreement.

Air conditioner repair. Took out old 3/4”line set and installed new 7/8” line set. AC line set connect the outdoor air conditioner to the indoor evaporator coil. The smaller of the two pipes is called the liquid line. The larger pipe is known as the suction line, and includes insulation.

Air conditioning tune-up. Washed outdoor unit of cottonwood and checked the refrigerant charge, had to let run a while to let water to come off out door unit. I checked the discharge supply in kitchen it is at 52.5* and room is at 72.7* this is around a 20* drop in temperature. I also had him take my hand temperature gun and shoot the wall by the thermostat, thermostat reads 74* gun at 71.5* . Gauge readings High 289.9 psi Low 111.0 psi Sub cooling at 13.7* Superheat at 12.5* The thermostat is located in the hallway of the second floor, I recommend he run the fan all the time being only one return air to the side of the thermostat in the ceiling. He will try this. Everything looks good as of this time and date.
