Relief valve seems to be opening because expansion tank is waterlogged and house has a check valve making it a closed system. Provided quote to replace expansion tank and relief valve.

Checked exhaust piping for tankless heater, found water in line, cleaned out. Unit has an ignition failure code also, checked igniter and flame sensors, all ok. Contacted technical support, found water in gas valve and pressure switch, unfortunately not under warranty due to presence of water. Need to replace gas valve and atmospheric pressure switch. Dave to provide repair pricing. Will discount diagnostic price off of repair.

Cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Capacitor was below acceptable range and replaced using a 45/5. Refrigerant was below acceptable range as well. Added 1/12 lbs of R410 refrigerant to achieve accurate efficiency range. Customer signed up for maintenance program. One visit is being used today and one visit will be remaining for fall of 2024.

Kitchen plumbing repair. The nut attaching drain tailpiece to basket strainer was rusted away causing a leak. Replaced nut and top hat gasket. Faucet was loose, tightened it down but the arm won’t swing. Customer will call back to either try to replace o rings or replace the faucet.

Commercial HVAC repair in Joliet. Main blower motor is not running, found 3 bad fuses. Replaced 3 fuses and put 3 spares inside unit. Reset system. Amp draw looks good on motor, but bearings are noisy. Will research motor replacement. Baldor motor 35E3753T098G2, Frame 56HZ , 1750 RPM

Checked r410a refrigerant. It too is in accurate efficiency range. Changed furnace filter that customer provided. Customer renewed maintenance program. One visit is being used today and they she will have one more visit remaining for fall.

Commercial toilet repairs. Replaced three wax rings and vacuum breakers for first floor men’s office restroom, also replaced toilet, spud for handicap stall in the same restroom. Need to return to replace lavatory faucet in left side warehouse Installed lavatory faucet and mixing valve. Sink was was a little loose but bracket seemed good, used silicone around it to stiffen it up.
