Determined element in electric water heater is burned out. Providing quotes to replace element and also a new water heater. Customer may opt to leave it as it is and wash laundry in cold water because they’re moving to a new facility soon.

Water heater install. Replaced 40 gallon energy efficient water heater. Tested for safe operation. Removed old water heater and cleaned work area.

Furnace repair. Found pilot flame blown out, after relighting pilot and cycling unit 6 times, system is operating and heating as it be at this time. She more than likely had a down draft that blew the pilot out.

Commercial heating repair. Inspected unit heater on 3 rd floor, Inducer motor is lock up. Will research replacement part.

Cleaned and serviced furnace. Tested all mechanical parts. Cleaned all sensors and drain trap and hoses. Furnace filter is from my last visit in April, however customer does not want to purchase filter atm. System is operating and heating as it should be at this time. Customer will have one more visit remain on plan for 2025 cooling season.

Commercial heating repair. No heat call. Had no power at first. 15amp fuse replaced. Got furnace running. Did clean and check. Found filter completely black. Changed furnace filter. Flame sensor was very corroded. Cleaned flame sensor. System overheated due to clogged filter. System is operating and heating as it should be at this time.

Commercial boiler repair. Remove bad drywell fitting from heater that was leaking. Install new drywell fitting from spare heater in boiler room. Reconnected probe and started system. Boiler needs replacement, waiting on pricing. This is a temporary fix, working at this time but No warranty. Boiler is sooting up.

Sewer piping. We are working on a estimate to fix the broken pipe for the 2 inch pipe underground.

Cleaned and serviced furnace. Tested all mechanical parts. Cleaned all sensors. Replaced hsi and f.s due to corrosion. System is operating and heating as it should be at this time. Customer will have to renew maintenance program in spring.

Bathroom faucet repair. Replaced Delta Monitor 13/14 tub/shower cartridge. Tested operation. Back to normal now.

Commercial boiler repair. Steam trap leaking on unit heater. Shut down steam lines, removed bad steam bucket trap and pipe fittings. Installed new cast iron steam trap, piped to existing strainer and pipe fittings. Turned steam line back on and tested.

Heating repair. After diagnosing, found ignition fault, extremely corroded and intermittently igniting. Replaced ignitor. Cleaned all sensors. Customer just changed furnace filter. Inducer motor is giving a loud noise and bearings are going out. Giving customer estimates for new motor and new system.System is very old and he just purchased the home. Customer will have one more maintenance visit remaining for 2025 cooling season. System is operating and heating as it should be at this time.

Commercial heating repair. Main high limit was tripped, reset and started burner back up. Rebuild entrance way ceiling mounted blower assembly. New motor, 2 wheels, rewired, new 20 amp breaker and thermostat. Unit now working correctly.
