Found controller unplugged customer noted it was making a hmmmmm sound and vibrating, I plugged everything in let controller come on system fan has bad bearing it is doing the same thing. Unit is under warranty but labor is over 1 year on labor.

Water heater repair. Replace 3/4” copper 90 fitting and dielectric union on cold side of water heater. Tested and cleaned up.

Air conditioner maintenance. I cleaned, washed out and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage and continuity. Everything was in accurate working condition. Checked r410 refrigerant. Refrigerant was in accurate efficiency range. Unit was extremely dirty. Changed furnace filter that customer provided. Customer will have one more visit on place for fall 2024.

Capacitor was below acceptable range and was replaced using a 80/7.5 mfd. checker r22 refrigerant and levels were below acceptable range. Added 1-1/2 lbs of r22 to achieve accurate efficiency levels. System is cooling as it should at this time.

No ac call. Cleaned, washed out, and serviced condensing. Tested capacitor, contactor, fan motor amperage and compressor amperage. Found capacitor on the compressor side was completely low.replaced capacitor using a 45/5 titan cap. Everything else was in accurate working condition. System is cooling as it should at this time. Customer renewed maintenance program.

Tested for safe operation. Cleaned up and recycled old pump.

Rubber coupling on pair of pumps became detached because sump line outside froze because it was run above ground. Reattached pump to discharge line, ran 10’ of pvc outside for a temporary fix.

Furnace repair. Tested flame sensor, pressure switches, hsi, fan motor amperage and capacitor, inducer motor amperage, and gas valve voltage. Found furnace locked on flame sensor, cleaned sensor, furnace ignites and is working. Reset to factory specs for safe, efficient operation. Let customer know about our annul VIP maintenance agreement. And he would get 2 check ups a year one on ac unit and one on furnace. He will call in the spring to sign up for plan.

Replaced humidifier pad (35) that customer provided. Furnace filter was just changed by customer. Everything is working as it should at this moment. Customer renewed maintenance program and will have both visits for spring and this coming fall. Gave customer estimates for new furnace/humidifier due to rust build up and furnace from 2004.

Water leak. Went up in the attic, found evidence of water staining on 6 inch flue pipe through the roof. Could not see any evidence of plumbing leakage through ceiling in laundry room. believe this is a roof flashing issue.

No heat call. Started with clean and diagnosing of furnace. Customer wanted to join maintenance member plan. After diagnosing, found high limit switch was failed to the open position. The furnace filter was extremely dirty and clogged up, thus making the high limit fail. Also tested flame sensor, pressure switches, hsi, fan motor amperage and capacitor, and inducer motor amperage. Replaced the high limit switch and hsi due to corrosion. Everything else was in adequate working condition. One visit on plan was used today and customer has one remaining for spring for condensing unit. Performed free inspection.
