Building estimate for annual water backflow preventers annual test.

Cleaned and serviced furnace. Last visit on plan. Tested all mechanical parts. System is very rusted/ corroded. Customer does want a new hsi however wants to schedule a day for it due to work and snow storm. System is operating and heating as it should be at this time. Customer just changed furnace filter. Customer will schedule for hsi with Kristina. Customer renewed maintenance program, prepaid for spring of 2025 and next heating season.

Kitchen plumbing. Install customer kitchen sink. Had to cut the countertop to a larger hole to fit sink. Install faucet and drain line. Test for safe operation.

Furnace repair. No heat call. After diagnosing, I found the inducer motor seized up and will not turn over to start. Customer is wanting a new furnace. Will install high efficiency furnace with limited lifetime warranty.

Furnace maintenance. Cleaned and serviced furnace due to plan. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Inspect thermostat and heat exchanger. Everything is in adequate working condition. The inducer motor is starting to make a noise and may need to be replaced in the future. System is operating and heating as it should at this time. Customer will renew annual VIP maintenance program in spring.

Found controller unplugged customer noted it was making a hmmmmm sound and vibrating, I plugged everything in let controller come on system fan has bad bearing it is doing the same thing. Unit is under warranty but labor is over 1 year on labor.

Water heater repair. Replace 3/4” copper 90 fitting and dielectric union on cold side of water heater. Tested and cleaned up.

Air conditioner maintenance. I cleaned, washed out and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage and continuity. Everything was in accurate working condition. Checked r410 refrigerant. Refrigerant was in accurate efficiency range. Unit was extremely dirty. Changed furnace filter that customer provided. Customer will have one more visit on place for fall 2024.

Cleaned, washed out and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage and continuity. Capacitor was below acceptable range and was replaced using a 80/7.5 mfd. checker r22 refrigerant and levels were below acceptable range. Added 1-1/2 lbs of r22 to achieve accurate efficiency levels. System is cooling as it should at this time.

No ac call. Cleaned, washed out, and serviced condensing. Tested capacitor, contactor, fan motor amperage and compressor amperage. Found capacitor on the compressor side was completely low.replaced capacitor using a 45/5 titan cap. Everything else was in accurate working condition. System is cooling as it should at this time. Customer renewed maintenance program.

Checked the refrigerant levels. They too were in accurate range at this time. Prepaid annual service plan visit. Old sewage ejector pump tested. Needed to replaced ejector pump. Tested for safe operation. Cleaned up and recycled old pump.
