New AC install. Checked charge on the condensing unit due to an overwinter install. Added 1 lbs of R32 refrigerant to achieve an accurate efficiency range. The customer has a second attic system. That condensing unit was completely packed with cottonwood and other debris. The customer agrees to renew the maintenance plan for that system. One visit is being used today. **Cleaned and serviced the condensing system. Washed all cottonwood out of the condensing coils. Tested all mechanical components. Tested compressor amperage and fan motor amperage. Tested the system's capacitance. Checked r410 refrigerant levels; they are within the expected efficiency range. The system is clean, cooling, and operating properly at this time. ***Customer will have attic furnace prepaid on current plan for fall of 2026 season, and will have a complementary basement furnace visit in fall of 2026 due to new install.

Water heater repair. The water heater will not light. It is getting sparks at the ignition source, but no gas. Assuming the gas valve is bad. The heater is 15 years old and should be replaced, as replacing the gas valve is not a good idea for a 15-year-old heater. Replaced a 40-gallon Bradford White water heater. Had to pull out the washer and dryer to access the area to install the heater. After the heater was installed, I reinstalled the washer and dryer. Everything hooked up, tested, and working as it should.

The water system smells of sulfur and has black particles in the hot-water side due to an old anode rod. The sump pump became disconnected from the discharge line somehow. After I hooked the drain, it was about 2“too long, and I had to cut it and install a coupling on the 1-1/2” PVC. Also hooked up 3” PVC on the outside of the house sump discharge line so it dumped in the 4” PVC and does not spill out all around it

HVAC repair. The customer said the fan was not working when they turned it on. It was working; however, it's just very quiet. The customer had me adjust the fan/blower motor speed to fan speed 3 when only the fan is running, to better move air around the house. As I stated in the past, their condescending system was low on r410. After diagnosing, found a leaking strainer valve. Replaced valve and added 2lbs of R410 refrigerant to achieve accurate pressures. System was very dirty of cotton wood. Washed system out as well. System is clean, cooling, and operating properly at this time.

Water leak. Opened up ceiling where the water spot was. Ran water from the tub spout and the shower head, and also filled the tub without seeing a leak. Dumped cups of water over the valve, spout, and overflow, which produced a leak. Narrowed it down to the escutcheon for the tub/shower valve. Planned to pull it and apply silicone sealant, but noticed it was split. Replaced tub waste/overflow and plate on Moen valve.

Replaced toilet flush valve stop in private locker/ shower room. A shut-off valve for the bathroom was found, and it did not have to shut off water to the entire building. The toilet that was worked on was also having a problem flushing, but it was in the toilet's sewer line, not the flush valve mechanism.

Commercial toilet and urinal repair. Disconnected the sensor flush valves from one urinal and two toilets in the men’s locker room. Pulled sensors out. Disconnected the electrical and capped off all ends of the wire with caps. Installed blank covers over existing electrical boxes. I turned the power back on, and all other sensor flush valves were working. I then installed the manual handles on all flush valves I worked on. I also augered the toilet in family bathroom #2 and got it open and working as it should.

The customer will need to renew for the spring/AC visit of 2026. Performed free plumbing inspections.

Furnace repair. No heat call. Found the inducer motor not spinning, and the motor was very hot. Disassembled the motor and was able to free up the blades to spin freely. The fan's internals had rubbery strands tangled up inside. Removed tangled debris and was able to get the motor to work again for now. Discussed issues with the customer, and he agreed to replace the inducer motor under warranty. Installed the new inducer motor assembly. Replaced the gasket that seals the inducer to the collector box. Tested. The system is quiet, heating and operating properly at this time. ** Customer renewed VIP maintenance plan. They will have a spring/AC visit and a fall/furnace visit prepaid for the 2026 season.

Plumbing repair. A construction worker was nailed through the water line while installing trim on the first floor. Cut out the ceiling in the basement to find the leak, since that’s where they said it was. After finding the pipe, I found the leak was from the floor above. I cut a hole in the drywall on the first floor and found a nail in the pipe. Cut out and repaired. Turned the water back on, tested, and everything works as it should.
