Replaced 1/2 hp garbage disposal. Customer has $50 coupon.
No heat, replaced flame sensor rod. Face plate for inducer motor is very rusty. Suggest furnace replacement. Will credit repair cost if furnace replace in next 2 weeks.
Drain cleaning. Successfully opened clogged toilet.
Commercial HVAC repair. Installed 2 customer supplied thermostats, furnace for show room has noisy inducer motor. Inspected and serviced 5 unit heaters, 2nd unit west in main warehouse, doesn’t have gas supply. Heater in wood cutting area needs replacement. For installation of WIFI thermostat on unit heaters, common wire would have to be ran from transformer. Far west unit heater also doesn’t have gas supply. Looks like 2 meters are missing on NICOR gas supply.
Commercial heating repair. Back unit heater is off when you turn it on it makes noise. Found unit heater with a bent fan blade try to straighten it so it would work until new blade and motor comes in with support bracket. When I put back together fan has a wobble to it, it is heating but after 5 minutes the fan shuts down on thermal overload and then the heater locks out on high limit. I left power disconnected so this heater won’t work until new parts come in. Also look at unit heater #7 in building #4 not heating when I turned up thermostat unit came on no lock out codes. I took burner assembly apart and cleaned flame sensor and sparker Armstrong unit heater
ESTIMATE TO REPIPE WATER LINES
Frozen pipe repair. Assessed the situation and found that only the hot side was frozen. Recommended shutting off the hot side at the water heater and to periodically test to see if water is flowing then to see if there’s a leak but the old gate valve wouldn’t shut off all the way. Cut out and replaced valve.
Plumbing repair. Water leak appears to be coming from a frozen pipe that split. Water service comes above ground outside of the house then goes through the wall so it’s exposed to freezing conditions. The city is shutting off water to the house, once the pipes are thawed they can turn the water back on for us to identify where the leak is. Attempted to thaw pipes with hot shot but was unsuccessful. Found a burst pipe and cut it out to replace but where I’m connecting to is still full of ice and it can’t be soldered. Need to return to make that repair and also come up with a long term solution which would include bringing water service through the slab into the house and getting all the water piping off the exterior wall.
Checked heater in garage, have call into factory about temp controller.
Cleaned and serviced furnace. Tested flame sensor, pressure switches, hsi, fan motor amperage and capacitor, inducer motor amperage, and gas valve voltage. Cleaned out exhaust pipe. Replaced flame sensor and hsi due to corrosion. Replaced furnace filter that customer provided. Customer is waiting till spring to renew maintenance program.
Restaurant boiler repair. Found bad flow switch Left boiler off. This heater if left on will still heat water without pump on. This is dangerous and heater will make steam. DO NOT RUN WITHOUT REPAIR. 2nd boiler heater going off on high limit do to a plugged heat exchanger. Two options: try to de-lime unit, not recommended may leak after de lime of unit or it is plugged and may not open. Second option is to replace boiler.
Water heater service. Customer states hot water takes a while to get to the bathroom, this is normal without a recirculation pump in line. Checked water heater, everything working fine at this time.
Replace hot water boiler. Test for safe operation. Recycle old boiler. System is heating perfectly.
Commercial heating repair. Building #1 fab area no heat, found wires off relay by thermostat also replaced batteries in thermostat. Customer had CO-RAY-VAC tube heating system 1- replaced canisters filters for burners, 3 of them customer supplied. 2- heating burner by stairs southeast corner of shop needs gas valve. 3-blow out burner cone on the burner in front of that burner flame looks better. In this burner. Building#2 one of the unit heaters are locked out Code 2 flashes waiting for material under this unit to be cleared to gain access to work on. While I was waiting this build has the paint booth that has an outside blower with a power burner. I went out to check on it and found it is locked out, pulled the filters 24 of them, they are plugged solid. The maintenance team is washing them out they need to put this on a PM sheet to be cleaned once a month. I reset power burner it reset and is working, the building started to heat up.
Boiler repair. Replaced thermocouple, sent estimate on boiler replacement. No warranty
ESTIMATE TO RE-ROUTE SUMP PUMP LINES
Commercial drain cleaning. Pulled p trap and rodded up to a solids interceptor which was successful. Clog was between the two.
Replaced pump and expansion tank.
NICOR shut off gas meter that feeds Buildings 2 and 5. Leak on fittings. Replaced pipe fittings and turned gas back on. Had to manually reset all heating equipment in both buildings. Everything now heating.
Cleaned and diagnosed furnace under plan. Tested flame sensor, pressure switches, hsi, fan motor amperage and capacitor, and inducer motor amperage. Replaced hsi due to corrosion. Everything else was in adequate working condition. Cleaned out exhaust pipe and drains. Customer just changed furnace filter.Customer has one more visit on plan for 2024 season. Customer is interested in water softener, giving him estimate.
Inspected unit heater, bad ignition control module. Will order part. Returned on November 20, replaced controller and relay for Building 5. Also inspected 2 other unit heaters in build 5. Everything working. Service 2 furnaces for office heat, replaced humidifier panel for first floor unit. Waiting on part for Building 2 unit, Inspected Building 3 , 2 unit heaters, both are working. Will return when parts arrive.
Boiler repair. No heat call. Thermostat wasn’t reading accurate temperature in house, and would have to be turned 8* warmer to turn boiler on. Replaced thermostat with a T4. Everything is working as it should. Also gave customer estimate for new gas valve. Pilot was on and stayed on the whole time I was there, but they claimed they had to relight a couple times previously.
No heat/sometimes heat some times felt cool air out of vents.After running the furnace through multiple start ups. The furnace is starting up and going through sequences as normal. Took temp rise reading and temp split readings.Even took temps at registers that read 116* air coming out. Found that the customer might have pumped the button on her app that turned it to auto instead of heat a few times, she claimed she found it on auto here and there. When in heat mode, everything is operating adequately.
Kitchen drain cleaning. Rodded kitchen/laundry line by taking apart trap under laundry tub. Drain is now flowing.
Bathroom plumbing repair. Installed customer supplied tub diverter spout, and cleared basement shower drain with vacuum.
