Pulled toilet and noticed the flange wasn’t secured to the floor even though there were screws in it, went below and saw water damage to the wood. For the short term ran new screws in which worked but repairing the floor is recommended. Also customer should consider a new toilet, it looks as though it will leak from the bolts that attach the tank to the bowl.

Commercial HVAC repair. Upon arrival I found the AC unit frozen. Thawed system and ran diagnosis. I found the blower motor had over heated and failed. Replaced blower motor using 3/4hp motor. Cleaned/washed out blower motor wheel and housing cage before reinstalling equipment. The unit is up and running and cooling as it should at this time.

AC maintenance call. I cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage and refrigerant. Everything else was in accurate working condition. Renew annual service plan. Will order new cartridge for shower valve.

Replace drain tube kit on furnace. The condensate drain line carries away liquid that is a byproduct of the heating or cooling process. Inspected the water softener for leaks but found none. She said it wasn’t leaking since the last time someone was out. The drain for the humidifier was not leaking so did not change that.

ESTIMATE TO REPLACE KITCHEN SINK

Bathroom faucet repair. I found the Delta tub/shower faucet hard to operate. I removed old cartridge and replaced with new cartridge. Faucet is now easy to operate. I could not replace the kitchen faucet due to shut off valves under sink not working and main water valve was not accessible. Will schedule emergency water shut off valve replacement when basement items are moved.

Today I replaced a failing gas water heater with a new Bradford White 40 gallon natural gas water heater. Turned off water and gas supplies, drained water heater, disconnected exhaust vent and then removed and recycled the old tank. Level new water heater in drain pan and connect flue hat. Attach water lines and gas line. Test for leaks. Light pilot and turn control on. New water heater installed to local code.

After diagnosing, ac power breaker was tripped. Got power to unit. Found compressor was not engaging at all and making a terrible noise. Unit is a old ameristar 2.5 ton R22 unit. Gave customer quotes for new condenser. Customer said he would be in touch.

Sewer gas odor. Found traps for laundry tub and floor drain both dry allowing sewer gas to escape. Filled both traps and poured in some vegetable oil to slow the evaporation and prevent this problem again.

Inspected water heater. Getting a slight smell of sulfur from around the vent hood when burner is running. Flame on the burner looks good and combustion chamber is clean. It appears to be drafting just fine, also did a flame test which looked good. Used sniffer to test for a gas leak but didn’t find any. Customer has a carbon monoxide detector next to the water heater that isn’t going off even when placing it next to the vent hood. At this point there’s no explanation for the smell but based on everything mentioned above it seems safe to operate.

AC maintenance. Cleaned and serviced condensing unit due to maintenance plan. Changed furnace filter that customer provided. Tested capacitor, contactor, fan motor amperage, blower motor capacitor and amperage, compressor amperage. Everything was in adequate working condition. Unit was extremely dirty. Washed the coils out. Checked refrigerant levels. R410a refrigerant levels were in accurate efficiency range. Customer renewed maintenance program. One visit being used today.
