Client was not here so I put softener in bypass and left message for client.

Ejector pump repair. Found source of water from ejector pump, not working properly and causing floor drain to overflow. Replaced 1-1/2” ejector pump. Tested operation and cleaned work area.

HVAC maintenance. I cleaned and tested ac unit. Found refrigerant was low, let customer know it may have a leak. Need to return in Spring to leak test line set and a coil. Client signed up for annual VIP service plan.

Air conditioning repair. Customer called with PTAC ductless system in her sunroom. Noticed the unit was making loud noise when starting up. Upon inspection, determined that the unit needs to be replaced due to age and condition. Quoted customer $2,920.00 for this work, which is good for 2 weeks.

Service 3 A/C systems under plan. Main first floor unit, replaced capacitor contactor and repaired wire connections. Mouse chewed up wires and connections. Unit now working. Replaced gasket on outside lawn faucet. After using water to clean units, water wouldn’t shut off. Faucet now working fine after gasket replacement.

Bathroom water leak. The leak was coming from the joint on the hot side of the shower valve. After removing the cartridge and draining it had to cut pipe and unsolder from the valve. Noticed shower valve was never properly soldered, probably because flux was never applied. Put back together. Test shower valve with no leaks.

Toilet repair. Installed toilet flange, installed customer supplied toilet, installed water shut off stop.

No ac call. Found system frozen up. After diagnosing found furnace blower motor not running. Tested run cap for furnace and found it was completely empty. Replaced run cap and had to run the fAn to dethaw the system. Found furnace filter was completely locked and dirty. Replaced filter that customer provided. Outside unit was extremely dirty and needed to be washed out to be able to breath and operate efficiently. Tested capacitor, contactor, fan motor amperage and compressor amperage after everything thawed out. Found the condenser capacitor was extremely low on the fan side and needed to be replaced. Fan was not spinning up to max rpms when unit was on. Replaced capacitor using a 45/5. Checked refrigerant levels and the r410 a refrigerant are in accurate efficiency range. Customer will have one more visit remaining on maintenance program for fall of 2024.
