Furnace repair. Upon arrival, customer said the system would work all the way up to the gas valve opening up. I tested/cycled unit 4 times and could not get the system to do the intermittent ignition fail, however I replaced gas valve with new/same 2stage gas valve rated for this exact furnace. Tested/cycled unit 3 times and waited long enough to have system go into 2nd stage heating. System is operating and heating as it should be at this time. No charge to customer due to recent no heat call.

Cleaned and serviced furnace. Customer just replaced furnace filter and humidifier pad. Tested and cycled system. System is operating and heating as it should be at this time. Customer will have one more visit remaining on plan for 2025 cooling season.

Commercial plumbing service. Estimate to install water hopper arrestor for second floor toilets. A water hammer arrestor is a device installed in a plumbing system to absorb the shockwave created when water flow is suddenly stopped, preventing the loud banging noise known as "water hammer" that can occur due to rapid valve closure, and protecting pipes from potential damage; it typically consists of a sealed chamber containing a spring-loaded piston or air bladder that compresses to absorb the pressure surge.

Furnace repair. No heat call. I found the furnace gas valve was stuck closed. A furnace gas valve is a key component of a gas-powered furnace's fuel system that controls the flow of gas to the furnace's pilot light and burners. Replaced gas valve. System is operating safely and heating as it should be at this time. Tested and cycled unit three times.

Sewer and drain cleaning. Clog was from gunk caught up in pop up and p trap, took apart pop up to clean it out and replaced p trap. Drain is taking water at this time.

Plumbing repair. Replace section of leaking 3/4” hot water pipe in basement above water heater. Drain repair. Installed dishwasher tailpiece under kitchen sink and capped piping in basement in preparation of new dishwasher installation done by others.

Commercial plumbing repair. Use safety equipment to shut power down and go into vault to check pumps. After system diagnostic I found two of the three flows were hung up. I reset both floats.Turned power back on and cycled system. Every seems to be fine and working properly as of this date.

Toiler replaced. Koehler bone 12 inch rough. The extra height 17 inches. During toilet installation a flange repair was required because existing flange was below finished floor which lead to leaking and rotting away of the wood. Installed toilet and tested operation. Conducted furnace Fall-Winter safety inspection. Checked motors, relays, capacitors, contractors, circuit boards, bearings, fuses, wiring and connections, seals, fan, drains, thermostat, and heat exchanger. Furnace is operating safely.

Furnace maintenance for three systems. Cleaned and serviced furnace. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Tested thermostat and heat exchanger. Everything is in adequate working condition for all 3 furnaces. Replaced furnace filter that customer provided. Sprinkler system is fine, there was a second valve next to meter that was shut off. Sent estimate for 3 new UV light systems. UV lights work by emitting UV-C light that disrupts the DNA of microorganisms like bacteria, viruses, and mold, reducing their presence and improving air quality. They help prevent mold growth on HVAC components, enhancing system efficiency.

Water boiler maintenance service. Cleaned, tested and reset to factory specifications. Boiler is operating safely at this time.

One visit is being used today and he will have one more visit remaining for the 2025 cooling season.

Checked heat exchanger and thermostat. Blew out drain line. Heating system is working adequately. Renew VIP annual service plan. Furnace is 20 years old. HSI and sensor have been replaced in the last couple years and blower motor. Need to think about replacement.

Medical Center plumbing repair. Install pro press unions on filter system where water enters the filter manifold on 4 mediators. Also rebuild two water backflow preventers (RPZ) on unit#1 and #3 . Install propress tee with pressure gauge on unit #1 by shut off valve.
