ESTIMATE TO PUMP & CLEAN GREASE TRAP, BASINS & LIFT STATIONS

A/C tune-up. Cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Everything was in adequate working condition. Checked refrigerant levels. R410a refrigerant levels were in accurate efficiency range as well. Customer will renew maintenance program in fall. Performed free inspection.

RPZ water backflow preventer annual testing. Repair 8 RPZ back flows that failed in SPD auto clave room. Used Watts complete rebuild kits. Retest device and filed paperwork with the city per state code.

AC repair. Unit was low on refrigerant and found leaking coil and condenser with leak detector. Customer is considering new HVAC equipment and will get back with us with the quotes.

Air conditioner maintenance. Cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Capacitor was low and customer decided to replace it. Used a 45/5. Everything else was in accurate working condition. Checked R410 refrigerant levels. Those too were in accurate efficiency range. Customer renewed annual maintenance program. One visit is being used today, will have one remaining in the fall.

Commercial drain cleaning. Clean out 4 floor drains in kitchen area . 2 by pan scrub sink one had a big rubber spatula down in trap the other was full of debris, vacuum out and put fresh water down. 2- for dishwasher, one had broken dishes down it on strainer and cleaned out trap. The other vacuum out trap to clean it out the top strainer on this floor sink was plugged, scrap off and washed it out. Pulled CO for this area and run water down with a hose. Drain is open now and the water is flowing.

Commercial water leak. Found 3/4” union loose, tightened to stop leakage. 1/2” vacuum breaker broken and needs to be replaced, maintenance guy had a new part. Replaced vacuum breaker with customer supplied part.

Test RPZ water backflow preventer outside west side of house. The device failed. Offered two options: 1- try to rebuild device or 2- replace device with new RPZ. Also customer needs to have sprinkler company come out and check when 2 nd shut off on device was opened after test water flowed it to system either they have a leak under ground or solenoid valve on system is leaking and not shutting all the way off. Other indicator is the outside copper pipe sweating. This wil cause high water bills. Customer is not home per instructions on invoice I left copy of test in mail box for customer they need to hang this by there meter per state code

Air conditioning maintenance. This home has 3 furnaces and 2 condensing units. Cleaned, washed out, and serviced both condensing units. Tested capacitor, contactor, fan motor amperage and compressor amperages.R22 refrigerant levels. The master bedroom condensers capacitor was completely empty causing the unit not to run and the capacitor to trip he breaker. Provided and replaced the capacitor with a 55/5 and provided and replaced a new contactor. 1pole. The unit is operating and cooling as it should now at this time. Checked the other condenser and everything was in accurate working condition.
