Commercial drain cleaning. Power rodded building drain thru floor drain in east side washroom of unit 240. Opened blockage and flushed with water.

Medical center water pressure problem at filtering bank. I took pictures of filter bank and gauges before filter system and on filter system. I believe after 2nd filter and before the 3rd one there is a pressure regulator that is faulty. I adjusted and the pressure doesn’t change I believe they are bad or just remove them for more pressure. I sent pictures to Joe and will discuss service options.

Medical plumbing repair. Shut floor down on 110* hot water system. Drain system and cut out 2 1/2” copper 90 that was leaking and replace with Propress fitting and repair coupling. Turn water back on and bleed system. Turn on all valves that were closed for this shut down. Re-insulate copper pipe.

Drain cleaning. Power Rod laundry drain line with flex shaft machine. Drain is now flowing. Cleaned work area.

Commercial water heater replacement in tight quarters. Look at heater 4 th floor bathroom water heater needs to be replace in ceiling. Take ceiling down in bathroom remove 3” drain and vent line that was blocking the heater to be remove, I also had to snap a piece of 3’ CI pipe up by deck to get the heater out. Drain heater and remove. Install new AO Smith 208 volt single phase water heater. I also installed a soft seated check valve on return line with a bleeder valve to flush return line to remove all air out of line so it won’t air lock. Power heater reinstalled CI trap and vent with hangers and reinstalled drop ceiling and grid.

Commercial drain cleaning. Cleared sink backup in pavilion A with flex shaft machine. Replaced cracked drain p-trap under same sink. Both sinks are flowing well at this time.

Medical plumbing service. Repair drain piping. Cut out sec of outdoor 4” pvc that was hit and broken at drain cleanout by LL outside door by trash compactor. Replace from CO to no hub adpt.

Furnace repair. Need to order new control display board. Signs of a Bad Furnace Control Board: Your furnace won't start up at all or it takes several tries before it starts. The burners keep turning on and off or they won't shut off completely. The fan is continuously running even when your furnace isn't heating the home.

Commercial drain cleaning. Attempted to rod from toilet in 240 but couldn’t clear blockage. Used camera to locate problem. When rodding from units 240 and 260 the rod was jumping across a wye, successfully cleared blockage once we knew what was going on.

Commercial drain cleaning. Camera two drain lines to locate problem. 1- Floor drain by dishwasher. Camera went in 35’ through floor drain. This drain line goes across dish room at a 45* angle and is 4’6” deep under the floor I believe it runs over to bathrooms being a dish machine. There were 5 knifes and broken dishes in the p trap also I pulled 5 spoons out in the line with a magnet tied to the camera. 2- Floor drain by pot 3- compartment sink. The drain is clear ran camera down line again around 35’ this line runs across the dish room to the dish machine, I believe this line runs to the outside grease trap the line is 2’6” below the floor line is clear. While I was there I noticed the sink drain is spilling out a lot on to the floor missing the drain. This was the last sink on the pot and pan 3- compartment sink. I reworked the drain line to move it in front of the other pipes. Also cut the grates to have bigger openings. Photos in customer file.

Toilet repair. Replaced flapper with American Standard part that’s recommended for the toilet and chipped away buildup that was blocking jet. Toilet is flushing fine now.

Commercial plumbing repair. Replace section of 6” CI pipe that was leaking in a chase in same day surgery room #27. Had shutdown for this riser at 4:00. After repair let water run, check for leaks.

No ac call. Capacitor was bubbled up and contactor was jammed open. Had fried bug behind contactor. Replaced both contactor and capacitor using a 45/5. Unit is operating and cooling as it should now at this time.

Air conditioner maintenance. Cleaned, washed out and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage and continuity. Everything was in adequate working condition. Checked refrigerant levels. At this time levels are in accurate efficiency range. Change filter. AC is clean and cooling as it should.

ESTIMATE TO REMODEL THE MASTER BATHROOM FOR UNIVERSAL ADA DESIGN.

Install commercial boiler zone valves. Diagnose faulty boiler water circulation. Found circuit setter is not working, kept getting hot water. Install 1/2” boiler drain where plug was. Need to install new control valve before circuit setter and replace circuit setter and control valve at same time. This needs to be done when boiler is off and water is cool.
