Faucet repair. Replaced Moen 1222 tub shower cartridge in 2nd floor hall bath. The stem was broken off and needed to be replaced

Sump pump repair. A customer called with the sump pump alarm sounding. Found inoperable pump on the backup system. Recommended to replace the backup pump. Provided an estimate to replace the backup pump on a pair of pumps and/or a pair of pumps replacement. The owner opted to replace the pair of sump pumps. Advised the customer that someone will reach out to schedule. No charge per technician.

Cleaned and serviced condensing unit. Tested all mechanical parts. Checked refrigerant levels. Everything is in accurate working condition. Refrigerant is still in accurate efficiency range. This is last visit on plan. Customer will renew in fall. Customer just changed furnace filter. Did free inspections.

Water leak. Water is leaking into the bathroom powder room. The leaking started on Thursday. They ran the air conditioning for the first time on Thursday. A new furnace and coil were installed in the fall by Johansson and Anderson. I had the customer run the AC and cut a hole in the ceiling where the water damage was. Instantly, water started dripping from the plenum where the coil is. I checked the male adapter for a leak going into the coil without seeing an issue. The problem is the coil leaking, and he is calling Johansson and Anderson to take care of the issue because it was just installed, and under warranty Spoke to Jake about pricing and this is the cost he told me to charge

AC maintenance. Service 3 A/C units today. Sent estimates on the old AC system on the main floor unit and 2 nd floor unit. The master bedroom unit is only 3 years old.

Lawn faucet repair. The customer could not get the hose to thread onto the hose bib. I discovered the hose bib works. I hooked up the hose to the lawn faucet, and everything is fine now. No charge per office.

Air conditioner repair. No AC call. Found contactor had failed open and would not complete the electrical circuit. While doing a clean and check, I also found the system's cap was low and in a rusted condition. Replaced both the contactor and the cap. Used a 45/5 cap. Checked refrigerant levels. The system is in an adequate range. The system is now cooling and operating as it should be at this time. The customer just changed the furnace filter. The customer wanted to join our annual maintenance membership. She is using one visit now and will have fall prepaid.

Replaced lawn faucet.

Furnace repair. No heat. I found a faulty pressure switch that monitors the pressure created by the inducer fan during startup. It ensures the furnace doesn't operate unless proper venting is established, preventing dangerous backdrafting or gas leaks. If the switch doesn't detect the correct negative pressure, it will shut down the furnace. I installed a new pressure switch. The 20-year-old furnace is working now. Will send an estimate to replace it with a new energy-efficient furnace.

Toilet repair. The customer tried to fix his toilet. When he tried to turn off the angle stop for the toilet, it started leaking and would not stop. The problem with the toilet originally was a bad fill valve. I installed a new angle stop and fill valve for the toilet. Checked for leaks and proper operations, and everything is fully operational.

Furnace safety inspection. Performed clean and check on furnace. Bathroom plumbing repair. The customer received the wrong deck gasket from her Moen kitchen faucet. I called Moen, and they are sending the correct one. The Eljer whirlpool tub isn’t working, and there is no access to the panel. Have info on the tub to come up with a solution.
