Install master bathroom, customer supplied 8” spread lav faucet with new angle stops, supply lines, and p-trap drain Install new customer-supplied powder room 8” lav faucet on pedestal sink, including new angle stops, supply lines, and trap Install new customer-supplied laundry tub/ kitchen faucet in laundry room, including new angle stops, supply lines, and trap, including a flanged tail piece for connection to basket strainer. Install new flanged tail piece and dishwasher wye under kitchen sink Install new Kohler flush handle included brass finish in the master bath Disconnect the old water softener in the basement and dispose. Disconnect on on-demand tankless water heater in the basement that was just soft water, and reconnect the piping prior to the heater to the sink and cap off the inlet and outlet of the heater.

Air conditioning tune-up. Cleaned and serviced the condensing unit. The customer signed up for the annual VIP maintenance program. One visit is being used today. Tested all mechanical parts. Tested refrigerant levels to make sure they are in the accurate efficiency range. Everything is in accurate working condition and range. Cleaned condensation trap.Tested blower motor cap and condenser compressor amperage. 410a system. Piston metering device. The furnace filter was just changed. Performed free plumbing inspections.

Battery backup sump pump service. Replaced the Pro Series maintenance-free battery and the 9-volt battery for the deluxe float switch on the battery backup unit. Also gave an estimate for the new AC system. Also did a full inspection of the battery backup system, and everything is functioning properly.

The water softener was not working when I arrived. Checked the electrical GFI, and it was tripped. Reset, and the system turned on. No salt in the tank, so I tested the water with no salt. Tested a very high hard water level. The customer went to get salt while I let the customer know the water heater should be flushed out because the system was not working, so I flushed the heater while he was gone. I did a full inspection of the home, and all plumbing upstairs was recently remodeled and new with no issues, including bathrooms and the kitchen.

Medical sewer and drain cleaning. Camera sewer line, at 26’ could see paper products and something on the side of the stack from a 2” waste line. Power rodded the drain and broke the paper products blockage. The main sewer line is open.

Commercial sewer gas. Open the wall to look for a sewer gas leak. Found various fittings as sources of sewer odor gas. I smoke tested this vent stack and found smoke coming down the wall cavity where the 4” cast iron pipe is open. Replaced a section of CI pipe that was cracked in the wall between bathrooms. Put the wall insulation back and broom sweep the area. Wall repairs were done by others.

The system is in clean, accurate working condition. Last visit to the plan. The customer will renew the plan in the fall. ** Customer had purchased a new humidifier water line hose and I installed it for him. The humidifier is working properly at this time.

3- eyewash stations are crossing over in building #7 floors 6,5,3. Install soft seated check valves on these eye wash stations. 1-6th floor room #6719 install soft seated checks water is not crossing over any more but valve will not adjust temperature to cold needs rebuild kit. Mixing Valve Bradley navigator model #S19-2000. 2-5th floor room room #5719 install soft seated checks on eye wash mixing valve to stop cross over of hot water into cold water. It is good no more cross over this mixing valve is good on temperature. 4/28/2025 3-3rd floor room #3735 Install soft seated checks on mixing valve for eyewash station running @70*-75* 5/1/2025 Install rebuild kit on eyewash mixing valve on 6th floor room 6719 temperature set at 70* when running. Look at steam line on CUP roof ! Material used in notes

Medical plumbing repair. Water leak. I cut a hole in the wall below the box in room 6, ran water into the box everything in the wall is dry! I also ran the nurse sink right outside this room and checked below, I have no water, it is dry. I believe there was a spill on the floor in room 6 next to the wall, and it came down the holes for the waste pipes.

Commercial water heater repair. Lower level hot water heater. Bradford White Model#CEHD120A4533LCF with a 119-gallon capacity. I inspected the water heater electric system and found two problems. Found an electrical fault with the contactor wiring burnt. Made the necessary repairs. I also found the top right element black wire was not connected to the element; I put it in its place on that element. Checked all elements, contractors, and fuses to ensure they were operating safely. I flushed the water heater return line. I flushed the heater tank. Inspected the water heater expansion tank at 59 psi. Found the water heater tank temperature was low, 115, it needs to be a minimum of 140F to kill legionella. They would like a minimum of 122* on the return, but the system has a mixing valve unable to get that on return due to the type of mixing valve.

HVAC maintenance plan. Cleaned and serviced the furnace and AC condensing unit. Tested all mechanical parts. Replaced faulty ignitor and flame switch on the furnace. Tested gas valve voltage, blower motor amperage, and capacitor. The temperature rise test was within range. Checked gas pressure. Installed the furnace filter that the customer provided. AC maintenance. Cleaned and serviced condensing unit. Tested all mechanical parts. Replaced both capacitors due to being below acceptable levels. Also replaced contactor due to terminals being corroded. Both systems are working normally as they should be at this time.

Medical plumbing repair. Chlorinate PAV A piping system. I pumped in the chlorine mixture and let it sit for 6 hrs. I flushed the plumbing system clean from 1 to 3 AM. Will take water samples in the morning.

Medical center plumbing repair. Replace the mixing valve in the Pav A water room for the dialysis unit. After the unit was installed, the only way I could get the discharge water temperature above 80* was to turn the cold water stop down. I set pictures and videos of the valve in operations in the customer file. Showing the stops in the picture with temperatures and the hot stop opened and cold turned down, with eyewash running at the time of installation.
