Medical center sewer and drain cleaning. Rodded suite 315. Successfully cleared the blockage. Pulled toilet and camera line. Found no issues of back pitched pipe or water holding. Went downstairs from the suite, pulled the ceiling tiles, and traced the line to the main vertical stack, with no visible issues or piping problems. Everything had long sweeps on it and pipes properly and to code. Recommend replacing the toilet with a standard-flush toilet, not a power-flush one. Potentially, there is an issue with the current toilet not flushing enough water to push the toilet paper all the way on the 35’ run with turns. Installed a new toilet.

Medical center plumbing maintenance. Flushed water systems in both suites 540 and 525. Both suites are fully opened and flushed, but the mixing valves were also removed and need to be reinstalled. Installed new mixing valves and re-flushed systems in these units. Everything is working as it should

Medical center plumbing repair. Came to flush water lines in suites 265 and 275. All of 265 was flushed and clear, but all the under-sink mixing valves were removed. I reinstalled 2 of them to test, and they did not work. Will install 13 new u-def sink mixing valves and supply line to all the sinks in suite 265. As of now, the system is flushed, and water pressure is restored to all fixtures. I also flushed lines in suite 275 and water pressure to all fixtures has returned. 275 is complete, and no further work is needed at this time. Reflushes all fixtures in suite 265 and installed new under sink mixing valves. 13 in total. Tested all fixtures for leaks and everything is working as should. This suite was occupied and had to rotate to rooms open to work and wait for availability. All fixtures were able to have mixing valves installed.

Faucet replacement. Installed the customer-supplied kitchen faucet in the basement and replaced the flapper in the basement toilet. Went to replace the customer-supplied diverter for the Kohler tub/shower faucet, but an extra-deep socket is required. Will replace that upon returning to run the drain line to the bathtub in the master bathroom.

Pulled all supply lines for all faucets in suites 315 and 305 to flush system on both hot and cold sides from the angle stops till system was clear of sediment and debris. Also pulled all mixing valves and cleaned all the screens along with pulling all air raiders and cleaning them as well. Had to pull a couple cartridges to clear of sediment also. I also had to replace one customer supplied mixing valve with new supply lines. Cause of call was no hot water in these two suites. All hot water lines were full of debris and was cleared. Also hot water temp at heater was set to only 115 degrees. I set it to 140 degrees. There is no hot water return in this suite and system takes a long time to get hot water to fixtures. I will stop at office and go over a print of as builds to come up with a plan to install a return line with pump or install under sink hot water circulaters. All sinks in both these suites are now working with no issues

Plumbing repair. The leak in the basement is coming from the kitchen faucet. The customer will order a replacement and call us. The customer has a part to replace the diverter in the Kohler tub/shower faucet, but a 13/16” or 7/8” deep socket is required. We will replace it when the faucet is there. Need to come up with a quote to connect the drain to the tub in the master bathroom, and the drywall will need to be opened up in the basement underneath. Replace the flapper in the hall bathroom.

Medical center plumbing repair. Suite 350 hot water on all faucets was not working or had low pressure. I pulled all supply lines from angle stops and all mixing valves from faucets. I flushed all faucets’ supplies from angle stops for several minutes and cleaned all screens on mixing valves in 5 patient rooms, one bathroom lav, and an additional sink in the common worker/office space. I also had to replace one customer-supplied air raider in the bathroom. All lines were thoroughly flushed, reconnected, and tested, with everything now working as it should with hot water and proper pressure at all fixtures in this suite. Everything tested, cleaned up, and working as it should.

Medical center plumbing repair. The hot water sides in Suites 440 and 450 were not working at all sinks. Had to pull all supply lines from angle stops and bleed sediment from all lines till water was clear. Also had to pull all mixing valves under sinks and clear screens from debris. I identified 3 faucets with blockages in the faucet itself and replaced 3 customer-supplied faucets in unit 450. After everything was cleared and replaced, I ran water for 30 minutes to ensure everything was working properly. Everything has been tested, cleaned, and is working as expected. The hot water line was completely full of sediment, while the cold water side was minimal. I blew the system out from all angles under the sinks.

Sump pump repair. Pumped out water in the pit. Had to install a new pump in the parking lot. Possibly a frozen discharge line. Replaced 2, 2-inch pumps in the pit and check valves. The old pumps had rusted out, so I installed a new pump and found the line frozen. Water jetted line 100 ft, turned sump pumps back on.

Flushed toilet many times while running sink in Edward Jones without producing a backup. Pulled toilet to camera line which looked good. Landlord called other tenants and they said they noticed toilets gurgling lately. Pulled man hole cover to lift station which seemed pretty full. Breaker was tripped for pump. After giving it power the pump was smoking. Need to come up with a quote to pump down pit and replace pump.

Toilet repair. The toilet was jammed up with a book and part of a bottle. Was able to auger and get it open. Augered out 6 ‘. Everything is currently working as it should. They have had a problem with the occupant of this room multiple times in the last week, flushing things down the toilet. At this specific time, maintenance was unable to open. Everything is working as it should now.

Found toilet bolts to be coming loose and not even hand tight which is very odd. This toilet was set quite a while ago and would not have been operational like this. I feel like someone pulled the toilet for a reason and did not tell us possibly. Toilet back to tight and I flushed toilet numerous times to make sure it’s not leaking

Furnace repair. Cleaned and serviced furnace. 96% Champion furnace. Due to no heat call. Upon arrival, the system was not making a connection at both pressure switch safeties. Cleaned all sensors. Cleaned all pressure switch hoses and inlets. Found a bunch of water in the inducer motor. Also found water in the clear collector box/ trap. Disassembled the inducer from the exhaust pipe, removed it from the system, and removed the collector box. Washed both components out. The collector box had algae buildup. Reassembled/resealed everything. Tested gas valve voltage and inlet/outlet pressures. The system is clean, heating, and operating properly at this time. First visit on the new VIP service plan. They will have the 2026 ac/spring visit remaining on this plan. Performed free inspections.

Changed furnace filter and humidifier pad filter that the customer provided. Adjusted humidistat. The system is clean, heating and operating properly at this time.
