Customer signed up for membership plans. Customer wanted both visits used today. Cleaned and serviced both ac and furnace. Washed condensing system completely out. Tested all mechanical components. Checked r410 refrigerant levels. System is clean, cooling, and operating properly at this time. Service furnace. Found hsi and f.s. Extremely corroded. Replaced both components. Writing customer estimate for replacement of furnace due to age and condition. Pictures are in file. Sump pump repair. Checked over the Pro Series 1/3” hp sump pump with deluxe float, and multiple problems occurred. The float was stuck in the up position in the cage and was not working properly. I then tried a new float with the old pump, and the pump was burned out. Replaced sump pump, deluxe float, and control board under warranty. There are holes drilled in his sump pit, and lots of sand has built up in the pit. I cleaned the pit out of debris and tested the pump when complete, and everything is well properly now. I let the customer know that due to holes being in the pit and allowing ground water, sand, and sediment to accumulate is not a normal condition we cover under warranty, and if the problem persists, we need to fix the pit issue of holes.

Water heater repair. I found the heaters were working properly with no codes. The two 50-gallon power vent Bradford White heaters were installed (5 yrs old). Checked vent discharge on both heaters, and no obstruction was visible, and both were blowing out. I checked temps in multiple locations and everything was functioning as expected with no dips or problems getting temps where they should be. After talking to customer I obtained he only uses shower in master bath so I checked that location it does get hot and up to temp with no issues along with a second shower in master with no issues after talking to customer to get more information he told me he never had a problem getting hot water but that he had to move his control handle from it’s normal location ( about 1/2” to get the temp he wants). I let him know we could order a new cartridge if the temperature becomes an issue. He was content with the handle location for the temp currently. I determined there is no issue at the moment

Toilet repair. The compression nut on the backside of the closet very tight spot, had a drip on it, used my monkey wrench on it to get a quarter turn on it. Wait a little to see if water shows up on the nut. Water did show up after a while. I got some more on it, it’s tight, don’t want to split the nut, going to wait again to check for water. Well, maybe the third time is the charm, tightened it some more. Nope! #4 let’s see. Looks good, no more leaks! No charge. Took photos in customer file.
