Did rebuilds of both toilets on first floor including changing fill valve and canister gasket on both Kohler toilets. Also did a free sump life inspection on both sump pumps in basement. Both pumps were well within good operating capacity. Recommended changing out both pumps within the next 2 yrs because they will be 8 yrs old at that point.

Rodded out kitchen sink 3 times 40’ out. Line was completely packed with grease and took three roddings with running hot water to open line. The grease kept collapsing on itself in the line and backing baxk up. 3rd attempt I was finally able to get hot water to break through grease and line drains as should after letting hot water run for 15 minutes. Also cleared out local hair blockge in upstairs hall bath bath tub. Tub drain full of hair. Also cleared local hair blockage in upstairs hall bath sink. Pulled pop up assembly and cleaned hair out and sink drains as should now. Garbage disposal is fine. Tested out. It is only 2 yrs old and there is an issue with the switch in the wall to turn on. I told her to contact an electrician to fix on/off switch

No ac call. Customer had one clean and check left on plan. Performed the c/c. Found capacitor completely empty and bubbled up. Replaced used 35/5. Tested all other mechanical components. Everything else was in accurate working condition. Checked r410 refrigerant levels. They too were in accurate efficiency range. System is clean, cooling, and operating properly at this time. This was last visit and customer will need to renew plan on fall/furnace season visit if 2025.

Unit 209, Drained boiler system on west side of building. Made 2 repairs to frozen line that had old repair clamp on, installed new zone valve, wired up new zone valve. Refilled boiler system and bled. Reinstalled baseboard covers and cleaned up area.

Cleaned and serviced condensing unit. Tested all mechanical components. Found power switch very corroded. Replaced switch using 1+shunt. Everything else was in accurate working condition. Tested r22 refrigerant levels. They were in adequate efficiency range. Due to year of system gave customer estimate for new system. This unit is clean, cooling, and working properly at this it. Last visit on plan. Customer will have to renew in fall/furnace season of 2025. Performed free inspections.

Did full inspection of plumbing system in unit. Call out was for potential 3/4” main shutoff valve replacement but it was currently functioning properly and not leaking. I did tighten the packing nut on valve as a precautionary measure. All shutoff valves and supply lines are new in both bathrooms. Water heater is 23 yrs old and gave estimates to replace if needed prior to sale of unit. I also did a gas leak test with leak detector and found gas leak behind range. No pipe dope was used on fitting so I took apart and doped and retested and leak is gone

The industrial ejector pump is running but not pumping. Pit is around 7’ deep, give or take. Pump trips the breaker and turns off after 20 or 30 seconds. Removed motor from pump shaft, did amp draw on pump, it is good, all three legs ran about 1.58-1.70 amps. Tried to turn the shaft; it was tight. Remove the 3” CI check valve and the 3” gate valve from the piping to separate from the discharge pipes. A chain fall helped to remove the pump assembly from the pit. Found the end of the pump was full of hand wipes, packed full. I cleaned out the end of the pump, reinstalled the lid, and turned the shaft; it moves freely. Reinstalled the motor i the pit. The ejector pump is operating safely now.

Plumbing repair. Installed 2 new 1/2” threaded shut off valves in shower of basement shower for the basement shower, along with installing new gaskets on Gerber shower handles on both the hot and cold sides of the handles on the cartridges. They were leaking. Replaces 3/4” shut-off valve on 3/4” galvanized feed to lawn faucet on side of house. Replaced lawn faucet in back of house, along with tightening packing nut on shut-off valve for lawn faucet in back. If the packing nut begins to leak in the future, we will have to come back and replace the shutoff valve and piping to the lawn faucet in copper because the line is 3/4” bent galvanized with no fittings to tie into, and the only way to do is to get rid of the galvanized…… Rebuild the upstairs Delta faucet and replace the cartridge on the first floor.

Restaurant air conditioning repair. Drain on AC air handler, drain pan is very rusty, but able to thread in new fittings and connect to existing drain line. Cleaned out the drain line with high-pressure nitrogen and flushed the line out with water. The drain line is now working.

The unit on the first floor was leaking. Removed jacket assembly, cleaned fins on blower wheel, cleaned evaporator coil, and cleaned drain pan completely. Removed the drain line tubing outside and replaced it with a short piece of PVC pipe for drainage. Reinstalled everything and started the unit.

Water leak repair. The customer has a leak in the water main before it comes into the house. Copper water service is approximately 5’ deep. The customer wants an estimate to fix the problem and prefers a spot repair, but wants pricing for spot repair and new service from the B box to the meter. I can hear water spraying from inside the house at the foundation wall, so I’m assuming it’s near the foundation, but I cannot be certain. The customer was also inquiring about financing and wants to go over details when he receives the estimates for work.
