ESTIMATE TO EXCAVATE AND REPAIR SEWER AT BASEMENT WALL

Plumbing repair. The kitchen faucet had minimal pressure. Pulled the faucet out and cleared the supply line connections with an Allen set of calcium deposits at the angle stop connections. Also pulled apart the handheld faucet quick connection and took out the water restrictor. Bled out angle stops and air raider screen. Water pressure has been restored.

Installed 50-gallon natural gas standard vent Bradford White water heater. Everything was tested and was working as it should. I cleaned the work area and removed the old water heater.

Hot water boiler tune-up and safety inspection. I found the relief valve was dripping because of a flooded expansion tank. Drained down the boiler, removed the faulty expansion tank and relief valve. Installed new, refilled system, bled and tested. Furnace tune-up and safety inspection. Replaced the Aprilaire humidifier water panel.

Gas leak repair. Nicor shut off the gas to the house because of a gas leak. They could not determine where it was coming from. They could smell it at the back kitchen patio door and said it was most likely coming from underneath the floor, in the basement ceiling is the best they could narrow it down. Checked every accessible gas joint inside and outside of the house. Cut holes in the ceiling of the basement and found no leaks in the basement that I could smell with a gas sniffer. Did found a leak on the supply line to the gas dryer on the first floor and fixed it. Found a leak on a 1/2” gas nipple going into the water heater gas valve and fixed it. I did find that the gas range in the kitchen is leaking at the burners when the gas handle is shut off, and it was detected within 8 ‘ of where the original gas smell was detected. She is calling the appliance company to fix the issue. The customer wants us to come back and do a gas piping pressure test to make sure no leaks.

Found the capacitor lower than the acceptable range and the contactor is beginning to pit. The customer agreed to replace both parts. Used a 45/5 and a 1+shunt. Tested compressor amperage. Checked R410 refrigerant levels. Everything else was in an accurate, efficient working condition. This is the customer's last visit on plan and will need renewal in the fall. The system is operating, clean, and cooling as it should be at this time.

Checked amperage on blower motor in furnace. Found the capacitor slightly below the recommended efficiency range. The customer agreed to replace the cap. Everything is in accurate working condition now, and refrigerant levels are in the accurate efficiency range. Customer renews annual Club maintenance program. One visit is being used today, and they will have one more visit remaining in the fall.

Cleaned and checked furnace and boiler. Heat was working in master bath that was called about how ever owner was saying not very well. I adjusted the set point/high limit on the boiler. Being radiant heat, it will take a little while to achieve higher temperature in that area. Cleaned and serviced furnace. Everything is in accurate working condition. Tested. Customer has one furnace and one zoned boiler system.
