Plumbing water leak. Inspected for a leak in the basement. Looks like the leak is from the AC condensation line. Turned on dehumidifier, checked out pool house bathroom. Everything is rough in the water and is on.

Sewer drain odor. Inspected the source of the smell but couldn’t find an obvious source. Recommend doing a smoke test, the customer wants to see if homeowners' insurance will cover it, and will call us back. A drain smoke test is a method used to identify leaks and defects in a plumbing or sewer system by introducing artificial smoke into the pipes and observing where it escapes.

Air conditioning tune-up and safety inspection. Cleaned and serviced the AC condensing system. Old R22 unit. Tested all mechanical components. Checked R22 refrigerant levels. The system is in adequate condition. Everything is in working condition at this time. Giving a customer an estimate for a new cooling system due to the age of the unit. The system is clean, cooling, and operating adequately at this time. Last visit on the VIP service plan.

Sewer and drain cleaning. Power rodded the lower-level laundry from the gray box. Rodded, then ran the hose down the drain with no backup. The washing machine would back up out of the gray box prior to my coming. Tried doing a load on the washing machine to run a cycle to see if it would back up. Could not figure out how to run a rinse cycle, and a full cycle was 45 minutes …… The customer's husband did not leave money to pay for the service, and the customer will call the office when he gets home to take care of the payment.

Hot water dispenser repair. Replaced filter for Insinkerator hot water dispenser, now push push-connect fitting on the dispenser itself is leaking. Installed part # 43101c to resolve the leak.

Commercial faucet repair.. Changed batteries in the Sloan automatic flush valve to resolve the issue. The metering faucet looked very old, and the hot side wouldn’t push down, replaced with a Chicago Faucets sensor faucet. The motor for the exhaust fan for the main bathrooms tripped the breaker; the motor is old and sounds bad. Also, the belt will need to be replaced. Will return when those parts are in.

Water heater repair. The water heater is drafting fine. It takes about 30 seconds for the duct to heat up for the flue to work as it should.

Air conditioning repair. No AC call. I found the capacitor well below the acceptable range. Also found R22 refrigerant levels well below the acceptable range. Installed new capacitor and added 1lbs of R22 to get them through the day/night without the coil freezing up. Installing a new condensing system tomorrow.

Gas piping repair. I repaired 5 gas leaks, 4 in the basement, 1 in the garage. Tested for safe operation.

Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing system. Completely washed the unit out with thick cottonwood. Tested all mechanical components. Found cap popped and contactor extremely pitted. Replaced both parts. (45+5, 1+ shunt). Tested compressor amperage and fan motor amperage. Checked R410 refrigerant levels. The system is clean, cooling, and working properly at this time. The customer needed to change the furnace filter because it is extremely dirty. Performed free plumbing inspections. The customer will renew the VIP maintenance plan in the fall of 2025.

Lawn faucet repair. The customer would like the lawn faucet raised on the outside of the house, and a new lawn faucet that is also raised on the outside of the house. Ran pipe on the outside of the house to raise the lawn faucet connection.

Air conditioning repair. No AC call. Found the capacitor completely empty. The contactor corroded. Replaced both parts (35/5, 1+ shunt). R22 system. Washed the unit out. The system is clean and cooling as it should be at this time. The customer renewed the VIP maintenance program. One visit will be used today, and she will have a fall/furnace visit in 2025 prepaid. Giving customer estimates for the new system that she’s considering for next spring. Performed a free plumbing inspection.

Water backflow testing. The customer ordered a new RPZ water backflow preventer, but after turning the water on, realized the strainer was taken apart as well. Installed 1” strainer and RPZ backflow preventer. Tested the water backflow device, and it passed.

Church air conditioning repair. Inspected the leak at the fitting for the Chiller evaporator barrel; the barrel is rusted and leaking at the factory fitting. Will look into replacement. The AC system is now clean, cooling, and operating properly at this time.

Commercial plumbing toilet repair. 3 complete minor rebuilds on toilets in a law firm on the first floor. This included 3 new Gerber factory toilet flappers and 3 universal fill valves. Tested and everything is working as expected. Recommend that they stop using the blue sanitary discs in toilets, as I installed new universal flappers in the last couple of months and they were already warped.
