Successfully rodded kitchen/laundry line from cleanout on stack in basement.

Look at ac unit it froze up a couple days ago, he also had Freon add a couple years ago. It is a old R22 unit air handler in attic. Low side on gauges is right at freezing 30* Outdoor unit American standard Model# 2A7A3036A1000AA Serial #5421K051F Air handler Model#TWE036C1400B0 Serial #5294TN71V 3Ton unit Also leak on Radiator/valve my best guess is Radiator has pin hole it is not leak today but in pictures you can see end of radiator. Set information to Dave and Chris to price customer to get quotes with a price for monthly payment for work if decided to go that route. Will credit if customer goes with work.

Cleaned and serviced the condensing unit. Tested all mechanical parts. R22 unit. All mechanical parts are in accurate working condition. Tested refrigerant levels. The system is operating and cooling as it should be at this time. Giving Customer estimates for the new system due to age and phase-outs. ** Customer renewed maintenance. Will have two prepaid visits for this 2025 heating season and next spring/cooling visit. Performed free inspections.

Air conditioner repair. No AC call. Found the thermostat had failed and was no longer sending a signal to the control board. Replaced the thermostat using a T4. The customer also did not want to join the maintenance program, but did want to have the AC tuned up and cleaned. R22 system. Found the capacitor lower than the acceptable range. Replaced part using a 40/5 mfd. Everything else was in adequate working condition. Compressor amperage was in the acceptable range as well. Giving customer estimates for a new AC/coil for the air handler that’s in the basement, due to age and out of warranty. The system is operating and cooling as it should be at this time.

Home homeowner is not home. The office will have to call and see if she is renewing the maintenance program to cover this visit, or just a condensing unit clean and check.

Sewer and drain cleaning. Successfully power rodded from the cleanout on the stack. When retracting the rod, the PVC cleanout tee broke. I replaced the clean-out.

Replace the hose faucet. Had to cut open the back wall of the kitchen cabinet. House on slab and hose in access only from behind the cabinet. Replaced 12” frost-proof hose bib and installed a 1/2” sweat shut-off valve to shut off and drain in the future. The house is currently not having issues backing up, so I told him we want to target the problem, and when there are issues in the future, to call us immediately because we want to see water in the main so when it drops, we can focus on the area to clear. Otherwise, we are potentially just rodding at this point blindly.

Toilet repair. The upstairs toilet was filling slowly, but the problem seems to have resolved itself. I will provide a quote to rebuild the toilet. The fill valve in the basement toilet is running continuously, and there’s a leak from the tank to bowl connections. The customer elected to just kill the water to the toilet since it’s never used, and will provide quotes for a new toilet. The upstairs lavatory sink wasn’t draining, took apart the pop-up and removed the clog to resolve the issue. The customer has a $50 coupon. The customer declined the free inspection.

Cleaned and serviced condensing unit. Tested all mechanical parts. Replaced two capacitors. 35/5 and 5mfd. Also replaced contactor using a 1+stunt. Checked refrigerant levels. R22 system. Refrigerant levels are in accurate efficiency range at the moment. Gave customer estimates for newer system. Unit is operating and cooling as it should be at this time. Customer will have one more visit left on the plan for 2025 furnace season.

System is operating and cooling as it should be at this time. Customer signed up for maintenance program. One visit is being used today and she will have one more visit remaining for 2025 furnace season.

Sump pump repair. Everything was working as it should when I arrived. The sump pump ran as it should. I checked and made sure the condensation drain was draining, and it was, and the water heater T&P valve was not dripping so I can only assume that the float was stuck on the sump pump. If the problem continues advised to replace.

Sewer and drain cleaning. Ran power rod in 3” sump line from where the outside sump pump discharges. Rod wouldn’t go any farther at a certain point and came back coated in clay which means there’s a break in the line.. Also ran rod through outside cleanout and pulled back roots. The city installed a new line. Recommend talking to city to see if they’ll fix the problem.

Customer just wants estimates to fix parts for now due to dealing with rental property issues. Customer is renewing maintenance plan for his house and rental. So two plans on this invoice, however one maintenance program is for the rental property. *One visit is being used from both plans today. Will have fall/furnace c/c prepaid at both properties.
