Commercial medical boiler service. Check for no hot water. Inspect all heaters - hot waster to mixing valve, after mixing valve water is hot. The two hot water returns, one is hot, other is cold. Went around and ran hot water they have hot water everywhere. Return to boiler room after doing water check through out building and both return lines are hot now.

Inspected commercial heater. System locked out on software update. Reset system and tested. Water heated up too 130 degrees and cycled off. Looks fine. Checked exhaust in men’s bathroom. Found another fan on roof. Belt was broke. Extra belt was inside unit. Replaced Balt and restarted fan. Working fine .

Commercial drain cleaning. Attempted to rod kitchen sink drain in unit 307, could not get thru. Cut out section of 2” cast iron common drain line, installed drain cleanout. Rodded out line approximately 40’ to clear. Drain is flowing well at this time.

Air conditioner maintenance. Cleaned and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Replaced capacitor due to being low and wrong size. Checked R410 refrigerant levels. Unit was extremely low and needed to add refrigerant. Added 2 lbs of r410 to achieve accurate efficiency levels. Replaced furnace filter that customer provided. Tested blow motor amperage and capacitor and both were in adequate working condition. Customer will have one more visit on plan for fall 2024season. Performed free inspection

ESTIMATE TO INSTALL (2) CUSTOMER SUPPLIED AC WINDOW UNITS. 15,000 AND 25,000 BTU.

AC maintenance. Cleaned and serviced condensing unit due to maintenance plan. Tested capacitor, contactor, fan motor amperage and compressor amperage. All parts are in adequate working condition at this time. Checked R410A refrigerant levels. Refrigerant was in accurate subcooling range. Check blower motor amperage and capacitor. Both were in accurate working range. Checked furnace filter. Customer just changed it. Performed free inspection. Customer will renew maintenance program in fall.

Commercial furnace repair. Noisy blower wheel. Tighten set screw and lubricate. We will look for warranty on repairs. Blower assembly was rebuilt recently.

No heat call. After diagnosing, found thermostat was completely fried and wasn’t turning on. Replaced thermostat with a T1 stat. Changed furnace filter that customer provided. Unit is heating as it should at this time.

Pulled and reset toilet, flange appeared fine. Is not leaking at this time. Took pictures of kitchen sink and tub drain to figure out estimates for those. All of the copper dwv in basement was replaced except right at those spots.
